Nothing is maintenance free! Sealing makes your surface easier to clean and harder to stain. Contaminants can therefore sit on the surface longer giving you more time to clean up before any staining occurs. On some unsealed stone staining will occur immediately. Think of your stone sealing product as a bottle of time. No stone sealing product will make a porous surface stain-proof, but will make it highly stain resistant. Using the correct stone cleaning products also makes a difference.
Natural stone products contain dirt, residues, dust and grime in their pores. These pores need to be cleaned well before any sealant is applied to the surface of the stone. If dirt etc. is trapped under the stone sealer sooner or later it will cause a milky white residue between the top of the stone and the underside of the sealer. The only way to remove this is to remove the stone sealer and clean.
Natural surfaces are subject to deterioration and degradation of appearance through traffic, UV rays, moisture, rain, chemicals, and other impurities such as oil, gas, grease, acids and salt. There is a simple test that can be performed in order for you to check if your stone, concrete or tiled floor has been sealed correctly called the water test. Pour a small amount of water onto the surface and level out with your finger and observe. If the water is absorbed then your surface is in need of sealing as soon as possible, however if the water turns into small beads and is repelled then your surface has been sealed.
Sealing changes the characteristics of pavers or stone. It doesn't change the environment. If you have a damp shady backyard the stone sealing product can't change that. Sealing will reduce the porosity of the pavers or stone and inhibit the growth of mould and algae, and also result in cleaning becoming easier.
Penetrating stone sealing products protect the stone from staining. Often the “stains” are not stains but are etches. These stones are acid-sensitive and any acid will burn the polish and create a dull or frosty surface. A good example is red wine. On an unsealed stone you will get a red stain and an etch, but on a sealed stone you will only get the etch. Penetrating sealers sit below the surface of the stone and prevent the red wine acid penetrating deeply to form a stain, but will allow the acid to burn the surface. Acid can come in many forms as simple as fruit or wine and salad dressings, or in the bathroom urine may do the damage. This damage can however be repaired.
No guarantees are applicable to tile/grout sealing. Our Impregnating Water Based Sealers come with a life expectancy of up to 10 to 15 years depending on the quality of the stone, traffic levels, maintenance procedures and so forth. It is important to realise that a sealer is not impenetrable - - it provides reaction time to deal with spills. An unsealed floor can stain immediately, whereas a sealed floor is stain resistant and can have a reaction time of up to 4-5 hours. A penetrating sealer sits just below the surface of the stone and prevents spills from penetrating and hence staining the stone. It will not prevent acid based spills(eg. red wine, vinegar, urine, fruit juice etc) from etching/burning the surface of the stone, creating a dull or frosty appearance. Spills of this nature should be cleaned immediately to prevent permanent damage to the stone surface.

The technician who carries out your cleaning/sealing will be able to offer maintenance advice specific to your tiled area. As a general rule we recommend the use of a mild cleaner at least weekly to maintain you tiled floors. Tiles with a textured surface may benefit from the use of a doodlebug rather than a mop for a more effective clean. Avoid the use of harsh chemicals which will decrease the life expectancy of sealers. Also when mopping make sure to change you water frequently otherwise all you might achieve is spreading dirty water around your floors!
If your grout (and stone if applicable) has NOT been sealed previously it is possible that some staining, particularly in high traffic areas may be permanent. If your grout (and stone if applicable) HAS been sealed previously the dirt and other contaminants should have been prevented from penetrating and you may expect excellent results from cleaning.
Travertine is a form of limestone, and is related to marble, actually falling somewhere between marble and limestone in terms of its development over thousands of years, deposited by mineral springs, especially hot springs, underground rivers and other water sources. Travertine often has a fibrous or concentric appearance and exists in white, tan and cream-colored varieties. It is formed by a process of rapid precipitation of calcium carbonate, often at the mouth of a hot spring or in a limestone cave. In the latter it can form stalactites, stalagmites and other speleothems. It is frequently used in Italy and elsewhere as a building material. Travertine tiles can be very porous and vulnerable to staining. These pores are the result of gases escaping as the travertine is formed. Porous Travertine tiles that are exposed to any domestic dirt or residue are the most important to seal professionally.

The truth is porcelain has created much confusion in the market place and many pages have been written to try to put all issues into perspective. The more questions you ask the more confused you will be. As a rule of thumb, non-porous porcelain doesn't need to be sealed, but porous porcelain does need sealing. If you are not sure if the your porcelain is porous or not, you test it by dropping some water on a one of the tiles, leave it on for 15 minutes, then wipe it off with a cloth. If the water leaves a wet mark in the tile that takes a while to dry, then it's porous and needs sealing, if not, and it wipes of dry, then your porcelain tiles are not porous and you do not need to seal them.
